General Information

LOCATION:

Set in its own private grounds of 6 hectares (15 acres), the property is located in the heart of the countryside, yet only 10-20 minutes drive from three different towns with bars, restaurants, shops, post offices, banks and their famous weekly markets offering an abundance of fresh produce.

It is also less than 10 minutes by car from the nearest village with bakery for morning croissants.

 

PROPERTY:

 

The detached stone house offers spacious accommodation and a wonderful, large private pool area with open pool terrace (200m2).

Ample shade for those hot lazy days can be found in the LARGE COVERED POOL SIDE LOGGIA.

As this is the main residence of the owners for the remainder of the year, the property is continually being improved upon and the pool area just gets better & better ~ this year with the new addition of a covered pergola & comfy seating.

 

 

Situated at the end of its own private lane, the house is surrounded by countryside and woodland, making ideal walking excursions.

For the more active, there are sports available nearby, such as kayaking through the Aveyron Gorge, tennis, VTT cycling, horse riding, rock climbing, hang gliding, zip wire, tennis.

Gardens & pool / Choice of external dining terraces

 

There is a LARGE HEATED pool (@ no supplement) for SOLE USE (13m x 7m) with wide roman steps, solar shower unit and sun terrace.

A shower room and separate W.C. are located in the pool side Loggia.

Adjoining is a spacious terraced area and COVERED LOGGIA offering a large shaded section with tables, benches, a bar area with tiled work surfaces, BBQ, bread oven, 4 ring gas hob, fridge, sink unit & the latest addition : a PLANCHA ~ perfect for quick tasty tapas~style meals.

An Ideal dining area for the whole family, or just relaxing in the shade beside the pool.

Here are games for the children also (table tennis and miniature football).

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

 

As an alternative dining area, there is a tiled patio terrace with table and chairs and BBQ on the other side of the house adjoining the kitchen - ideally located for breakfast or supper (see photo)

 

ACCOMMODATION:

The exceptionally large Salon Principal ~ main Family Room (89 square m) has large dining table (easily seating 8), drinks bar and comfortable seating area around a fire place. The bar is equipped with sink and fridge.

There is a TV ( limited viewing in English) & a DVD player.

The mezzanine play/sitting area (with sofa bed) is up a flight of stairs leading off from the Salon Principal.

 

 

 

The kitchen is fully equipped with microwave, dishwasher, 4 ring gas hob, oven and fridge.

There is a utility room adjoining, with a upright freezer and washing machine.

 

 

BEDROOMS :

The house offers 4 large bedrooms (3 with double beds /1 with 1 double bed & an additional single bed), each with plenty of storage space. The sofa bed on the Mezzanine floor can also be used as an additional bed.

3 of these bedrooms have direct access to the gardens.

There is also a sofa bed (double) for use on the Mezzanine floor : If group size is to go over 9 persons, there is a small supplement applicable for use of this sofa bed.

Opposite is a large bathroom with sunken bath, separate glazed shower cubicle and double hand wash basins.

SPECIAL NOTE:

This property would be well suited to someone with walking difficulties. The 3 bedrooms (with direct access to gardens & pool), the pool area itself and main rooms are all on a similar level (maximum 4 steps between all).

Besides fruits, the delightful French owners Claude and Danielle (a retired teacher & who is resident nearby) would be delighted to offer you (free of charge) fresh homegrown vegetables from their allotment and eggs from their free range chickens. You are free to go & pick what you need on a daily basis.

 

FOR A TRULY UNIQUE EXPERIENCE :

the Owners would also be delighted to give you guidance on local walks, markets etc and to take you & the children fishing on their private piece of land on the banks of the River Aveyron.

Whilst this generosity has been enthusiastically welcomed by most clients, they do, however, at the same time fully respect any clients' wishes for privacy if desired. (However the children just adore their time spent with Claude & Danielle (see client comments)

If group size is over 9 persons total, supplement of Euros 100 per person per week is applicable : 6 years of age & over.
