Very well located for commerces & tourist attractions - Bakers / Grocers at 6kms, St. Antonin Noble Val (with its wonderful Sunday Market) 12 kms, Cordes sur Ciel (a great tourist attraction) is just 10 mins away by car & Gaillac - the wine growing region of s.w. france just 25 mins.
There are several lovely walks from the door. Canoeing, cycling and horse riding are available nearby.

PROPERTY

A delightful & most attractive country house - All rooms are light, bright & fresh, some with stone feature walls, and are all on the GROUND FLOOR (with the exception of the minstrel gallery).

This is the Owners main residence for the remainder of the year and it is therefore fully furnished & fully equipped throughout.

Huge FAMILY ROOM (11 x 7m), with minstrel gallery & library open to full roof height. LCD TV with free to air channels (French & English) plus DVDs. Plenty of soft seating in the TV area.

Fully equipped kitchen : Dishwasher, Microwave, 5 ring hob & large oven under, fridge/freezer.

Large utility room: with a second upright freezer, washing machine and storage.

 

3 BEDROOMS :

 

Master bedroom : KING size bed with large glazed garden doors & with close proximity to the cloakroom (WC & basin)

Bed II : KING size bed with ensuite facilities (WC, basin & small shower cubicle)

Bedroom III : 2 twin beds. There is also the possibility of placing a Z~bed in this room for an additional child @ small supp.

GROUNDS

Approached via a country lane, with no near neighbours. The gardens surrounding the house and pool are landscaped, with adjoining meadow (also belonging to the property).

Covered Car Port & parking lot for turning / additional parking space.

There are several external dining terraces within easy reach of the house for dining 'al fresco' , all amidst the tranquillity of the surroundings.

Freshly grown produce available from local markets. Guests are also very welcome to pick the figs, plums, mirabels and soft fruit growing in the garden for their personal use.

MAXIMUM OCCUPANCY : The property normally sleeps 6 persons. However for additional children, there is:

1 single bed located in the Family room (Lounge) / 1 Z~bed which can be placed in the twin bedroom.

A small supplement would apply for the use of either @ Euros 80/week low season ~ Euros 100/week high season (mid July ~ end August)
