Stairs at the front of the villa lead up to the
LARGE DINING TERRACE overlooking the pool & garden, and with the fabulous views of the river and cliffs beyond. On this floor, there is an
OPEN PLAN FAMILY ROOM with 2 large sofas, Flat screen TV with free to view English channels, new furnishings and 2 sets of double doors leading out onto the terrace. Adjacent to this is the
KITCHEN - fully equipped with electric hob, oven, dishwasher, fridge/freezer, microwave, kettle and washing machine.

From the main lounge (Upper floor), a corridor leads to the 3 recently refurbished bedrooms :
BEDROOM I : KING SIZE BED with ENSUITE - A light bright double bedroom with ensuite shower & wash hand basin. Full size wardrobe & storage, and views to the village. 
BEDROOM II : TWIN BEDDED ROOM with storage wardrobes and views of the village. 
BEDROOM III : SINGLE ROOM with wardrobe & view to the side garden. Also on this floor is the 
FAMILY BATHROOM : Full size bath with shower attachment, sink & WC .  There is also a 
SEPARATE WC 

Lower floor :  Accessed externally from the garden, a small entrance hall leads into a 
LARGE TWIN BEDDED ROOM with wardrobe and double doors opening out onto the garden and pool.

EXTERNALLY 


KIDNEY-SHAPED POOL (8m x 4m) has recently been refurbished and enjoys full sunshine all day long.  A constant depth of 1.20m (4ft) - ideal for children to play games. There is a paved area for loungers and parasols. Around the pool are outdoor lights for evening use.
The pool area is FULLY FENCED for security with lockable gate access.

The garden has a private, gated (& lockable) driveway for up to 3 cars, hedged borders for privacy There is a charcoal BBQ for clients use.

The villa is within easy (flat) walking distance to ST ANTONIN NOBLE VAL (0.5 kms along a riverside no through road - see photos) - and all the facilities it has to offer : A good range of bars, restaurants, local boutiques, Chemist, Doctors, Dentist, Supermarkets etc, & sporting act ivies (tennis, paragliding, horse riding, tree wire, kayaking, cliff climbing for the more adventurous).
And of course the Sunday morning market which attracts people from miles around.

The nearby Moulin is a converted Mill and Group Gite De France used by various groups for accommodation whilst using the nearby leisure and recreational activities.   The surrounding area does experience  more activity in high season weeks.
 
 CHANGEOVERS : are Saturdays during the peak summer weeks, but this can be more flexible outside the high summer.  Please enquire.

A WONDERFUL WEEK

 
We had a wonderful week in Villa Condamine. The location is perfect, right next to the river Aveyron with beautiful views and lots of wildlife .
The villa is well equipped with plenty of crockery and cutlery etc. the downstairs area made a perfect “den” for the two teenagers we had with us and we made full use of the pool. 
  St Antonin is full of interesting buildings with a wonderful market on a Sunday morning and the cafe/bar in the centre which was always buzzing.

OUR SECOND VISIT ...

Our second visit to St Antonin and La Condamine. We returned because of the lovely house and its beautiful setting. The secluded garden with pool a joy. Ten-minute stroll in mornings to the bakery for almond croissants. A few minutes more into the town. Perfect.

"Could not be bettered"

Fantastic location right on the river and only a short flat stroll into town, and it has the bonus of a pool. We went right at the end of the season but had fantastic weather. Very well equipped kitchen, although we didn’t eat in much. UK tv if wanted too. Had great contact with the agents of the property and they couldn’t have been more helpful. Fantastic walking around the town with clearly marked routes and loads of places for us still to visit . Will definitely return.

"Beautiful villa in a gorgeous medieval French town."

The property was lovely, well equipped, clean, spacious and had a fabulous view of the river and gorgeous. 
There was plenty of crockery, cooking equipment and space to cook for yourself, and supermarket was a 5 mins drive. 
Less than 5 mins walk into town to get baguettes and pastries each morning. 
St Antonin Noble Val is beautiful, feels very ancient with a busy Sunday market and lots of places to eat. We spent a lot of time in the pool and on the terrace, watching people canoeing down the river. Never explored this part of France before, but we’ll certainly be back.

"location très agréable"

La villa est spacieuse, très bien équipée et aménagée. Située dans un endroit très calme et pas très loin du centre du village de St Antonin.  Vue sur l'Aveyron et ses gorges, à proximité d'une base canoe/kayak qui nous a permis de faire une belle ballade sur l'Aveyron. La région est très belle et riche en activités touristiques.

"Belle prestation Bravo"

Maison avec tous le confort et plus Piscine très agréable pour se rafraîchir en fin de journée et superbe vue sur les gorges de l'Aveyron. Bravo aux propriétaires anglais qui ont réussi leur rénovation.  Certaines propositions françaises devraient prendre exemple sur cette offre. Take us back now !

I'm not sure there are words to do justice to the time we had so we'll try - just the best family holiday we've had. Our two boys (8 and 4) were in their element in the brilliant pool, which is the ideal depth for all. The villa is so tranquil with the hum of the river and watching the canoes going by. The villa has everything you need. As for the town, a lovely five-min walk, it's just stunning. Lovely restaurants  and bars and so friendly. We even saw some filmstars... We can't wait to return

La Condamine is in a beautiful spot overlooking the Aveyron river. The pool was well used in the hot weather. St Antonin is a lovely little town and its proximity to the property meant a lot to our group. Meals out could be easily undertaken without the need for the car. All in all an extremely satisfying week in super accommodation in a beautiful area.
